NEW YORK — Global investment firm BlackRock announced Tuesday the limited rollout of its newest housing innovation: an artificial intelligence-powered landlord designed to “streamline the rental experience by removing the last remaining human element.”
The AI Landlord, currently being tested in select urban markets, will handle rent increases, maintenance requests, lease renewals and other traditionally human landlord functions.
According to BlackRock, the system uses advanced machine learning to analyze thousands of data points—including local wages, eviction rates, neighborhood amenities and how much renters appear to hate their current apartments—to determine optimal monthly rent.
“We realized there was no reason a human being needed to make these decisions,” said a company spokesperson. “Humans have emotions. AI is unassailable.”
Early testers say the AI Landlord is already demonstrating remarkable efficiency.
One tenant reported receiving a rent increase notification at 3:00 a.m. effective immediately, followed by an automated late penalty message explaining that additional fines were being levied upon the overdue payment.
The system can also respond to maintenance requests.
When one renter submitted a ticket about a broken toilet, the AI reportedly replied within 1 second with a link to a YouTube explainer video about how to troubleshoot errors with the exact model toilet in the unit.
BlackRock says the AI Landlord will eventually be integrated with smart-home technology, allowing it to detect unauthorized guests, excessive thermostat usage and other important data points relevant to maximizing real estate investor ROI while providing an unimpeachable level of influence to the ownership class.
